What do homes in Newhall cost?

The median Newhall sale price was $590,000 from October 2025 through September 2026, on 235 closed sales, but that figure mixes very different housing. Single-family homes sold for a median $875,000, while condos sold for a median $435,000.

  • All homes: 235 sales, median $590,000, $427 per square foot, 28 median days on market
  • Single-family homes: median $875,000
  • Condominiums: 92 sales, median $435,000, about 980 square feet, median HOA dues $550 a month

What should buyers check before buying in Newhall?

What should buyers check before buying in Newhall?

Buyers in Newhall should check the condition of older homes, HOA dues and rules, and wildfire hazard mapping before removing contingencies.

  • Older housing stock: with a median build year of 1974, inspections of the roof, plumbing, electrical, sewer line and foundation matter more here than in newer tracts.
  • HOA dues: 68% of Newhall sales from October 2025 through September 2026 carried an HOA, at a median $497 a month. Condo dues ran a median $550 a month.
  • Age-restricted rules: in Friendly Valley and other 55+ communities, read the CC&Rs for age and occupancy requirements before writing an offer.
  • Wildfire hazard zones: canyon and hillside parcels may sit in a mapped Fire Hazard Severity Zone. Look up the address in CAL FIRE's Fire Hazard Severity Zone Viewer and read the seller's hazard disclosures.
  • Special taxes: newer tracts may be in a Community Facilities District (Mello-Roos). Listing data doesn't show these. Check the preliminary title report, the LA County property tax bill and seller disclosures.
