Skyline Ranch is a hillside master-planned community on the east side of Santa Clarita, near Sierra Highway and Whites Canyon Road. Los Angeles County's environmental review of the project names those cross streets and notes that State Highway 14, the Metrolink line, the Santa Clara River and Mint Canyon are nearby.
The City of Santa Clarita annexed Skyline Ranch on November 15, 2018 (3.01 square miles, about 1,925 acres). Homes are recorded under Saugus or Santa Clarita, with ZIP codes 91350 and 91351.
Skyline Ranch was planned for about 1,260 homes on roughly 622 developed acres, with the rest of its 2,173-acre site left largely as open space. The 2009 Draft Environmental Impact Report also set aside about 1,355 acres as a non-development area, an elementary school site of about 11 acres and a 12-acre public park. The City describes the Tri Pointe development as having more than 1,200 single-family homes.
Tri Pointe Homes was still selling there in October 2026. Its current collections are Luna at Skyline (3–5 bedrooms, 2,085–2,950 square feet, priced from the $900,000s) and Altis at Skyline. Altis is a gated, age-restricted (55+) neighborhood of single-story homes with 1,511–2,621 square feet, priced from the low $700,000s.

These figures undercount Skyline Ranch. The City counts more than 1,200 homes in the development, but only 25 sales in 24 months had a Skyline tract name. Many homes in the development don't appear under a Skyline tract name, and some direct builder sales aren't counted at all. Treat this as a resale sample, and compare it with Tri Pointe's current pricing.
Every Skyline Ranch sale had HOA dues, and the median was $243 a month from October 2024 to September 2026. Tri Pointe lists estimated dues at build-out of $212 a month for Luna and $283 a month for Altis.
Tri Pointe's FAQs list annual special assessments on top of the base property tax for its current collections. These are the builder's estimates:
| Collection | Base tax rate | Annual assessments | HOA (at build-out) |
|---|---|---|---|
| Luna at Skyline | 1.187% | $4,132 – $4,960 | $212/mo |
| Altis at Skyline (55+) | 1.1869% | $1,423 – $1,573 | $283/mo |

Assessments on resale homes in earlier tracts may be different. Listing data doesn't show Mello-Roos, so for any specific home, read the Community Facilities District (CFD) disclosure, the preliminary title report and the Los Angeles County property tax bill.
Tri Pointe lists two private amenity hubs, The Lookout and Basecamp, with pools, cabanas, spas, a fitness center and a playground, plus miles of trails and open space. Altis residents also have their own VuePoint pool and lounge.
Skyline Ranch Park, at 18355 Skyline Ranch Road, is a 10.5-acre City park built in partnership with Tri Pointe that opened with a ribbon-cutting on April 6, 2024. It has a baseball field, a soccer field, basketball and tennis courts with pickleball, a shaded inclusive playground, a walking trail and picnic tables.
Tri Pointe lists Leona Cox Community School (Sulphur Springs School District), Sierra Vista Junior High and Canyon High School (William S. Hart Union High School District) for its Luna collection. The Hart district's feeder list confirms that Sierra Vista Junior High students move on to Canyon High.
The Sulphur Springs School District also lists a Skyline Ranch Community School at 28301 Stratus Street. Confirm current elementary boundaries with the Sulphur Springs locator and the Hart district locator.
