Tesoro del Valle is a hillside master-planned community in the northwest Santa Clarita Valley, north of Copper Hill Drive around Tesoro Del Valle Road and Avenida Rancho Tesoro. Homes there are recorded under Valencia (ZIP 91354).
Tesoro was unincorporated Los Angeles County land until the City of Santa Clarita annexed it effective November 14, 2022, the City's 41st annexation (about 1,786 acres). At the time, the City counted 1,077 homes in the annexed area, 820 more in development, and more than 700 acres of permanently preserved open space with trails.
Tesoro Highlands is the newer master plan that Lennar describes as sitting above Tesoro del Valle in the hills. Tesoro Adobe Historic Park, at 29350 Avenida Tesoro, is a City-run historic site that was once the ranch of Western film actor Harry Carey Sr.
The original Tesoro del Valle neighborhoods were developed by Montalvo Properties LLC, which the City names as the developer of the surrounding Tesoro community when Los Angeles County acquired the adobe property from it in 2005. The newer Tesoro Highlands phases are being built by Lennar and Toll Brothers, and both builders were still selling homes there in October 2026.

One caveat matters a lot here. Every sale in these tracts was a home built from 2023 to 2026, so the figures on this page mostly describe new-construction Tesoro Highlands. Resales of the established Tesoro del Valle homes are usually filed under other tract names and don't show up when you match on "Tesoro." Treat the numbers below as a Tesoro Highlands snapshot, not a count of every home sold in the community.

Every sale in these tracts had an HOA, and the median dues were $345 a month. Lennar's community data lists $338 a month for its larger single-family collections and $483 a month for the Sierra Bella 55+ collection, so dues depend on which neighborhood you buy in.
Lennar lists these Tesoro Highlands amenities: a pool, clubhouse, fitness center, parks, a dog park, tennis and pickleball courts, trails, BBQ and picnic areas, a community garden, and gated entry points. Some collection pages call the clubhouse, pool, playgrounds and trails "future-planned," so check what is finished before you close. The established Tesoro del Valle neighborhoods have their own association and amenities. Ask for the CC&Rs and the current budget for both the master and any sub-association.
