Some private roads also have shared maintenance agreements.

Which schools serve Sand Canyon?

Most Sand Canyon listings report Canyon High School. In the William S. Hart Union High School District, Sierra Vista Junior High students move on to Canyon High.

Elementary assignments depend on the exact address, so check the Sulphur Springs School District locator and the Hart district locator.

What should you check when buying in Sand Canyon?

Custom homes on larger lots need more due diligence than tract homes. Check these before you remove contingencies:

  • Sewer or septic. Confirm whether the home is connected to sewer or uses a septic system. If it's septic, get an inspection and pumping records, and confirm the system's permits and capacity match the number of bedrooms.
  • Water source. Confirm whether water comes from a public provider or a private well. If it's a well, get the water tested and ask about the well's output and any shared-well agreement.
  • Zoning for horses. If you plan to keep horses or other animals, confirm the parcel's zoning and any CC&Rs with the City of Santa Clarita planning staff. Don't rely on existing corrals or a listing description.
  • Fire hazard. The canyon burned in the 2016 Sand Fire. Read the Natural Hazard Disclosure report, look up the parcel on CAL FIRE's Fire Hazard Severity Zone map, and get homeowners insurance quotes early in escrow.
  • Permits and boundaries. Older custom homes often have additions, guest houses or barns. Match what's built against permit records, and order a survey if fences or driveways may not follow the property lines.
  • Access and easements. Review the title report for road, utility and trail easements.
